TERMS OF REFERENCE FOR CONSULTANCY SERVICES TO UNDERTAKE LAND AND BUILDINGS VALUATION SERVICES

A. INTRODUCTION

Nutrition International formerly Micronutrient Initiative, is a global organization dedicated to delivery of proven nutrition interventions with a focus on pregnant women, new-born, infant, children under 5 years and adolescents.

Nutrition International Ethiopia country office invites Proposals from interested, eligible and experienced Property Valuers to carry out valuation of a Property located in Addis Ababa, Ethiopia of as more described herein.

B. PROPERTY LOCATION

The Property is located at Nifas Silk Lafto Sub-, Woreda 02, House number 161/01 (in front of Mechare Meda), Addis Ababa. The Property has the following assets:

ü Two Car parking area/Garage each with a capacity 7 cars

ü Security house (two rooms)

ü A conference room with a capacity of 26 seats

ü Main building (G+1 with 16 rooms and mini-conference room)

ü A two storeys building behind the main building

C. MAIN OBJECTIVE

To provide open market value of the property (in Ethiopian Birr) for both book and Sale purposes.

D. SPECIFIC TASK

a) Determine the boundaries of the land and the land size.

b) Determine the market value of the land.

c) Determine the market value of the buildings

d) Take measurements of the properties developed on the land.

E. THE EXPECTED DELIVERABLES OF THE CONSULTANCY

a) Draft report from the physical inspection of the property. **

b) Final Reports upon final discussions. **

F. MANDATORY REQUIREMENTS.

Interested valuers are required to submit the following in response to this Terms of Reference.

a) Certificate of registration as a property Valuer

b) Certificate of registration/ incorporation

c) Tax Registration Certificate **

d) Technical Proposal which must include the following:**

· Detailed work plan highlighting when each task will be completed.

· Methodical for the implementation of each task.

· List of 4 references for similar work (include name of the institution, name Contact person and the official email address for the contact person)

· Expected delivery time

e) Financial Proposal (in Excel) which must include the following:**

· Fees charged for the services

· List of any proposed reimbursable expenses to be incurred

· Value Added Tax or sales tax

A. CLARIFICATION REGARDING THIS TOR **

Clarifications regarding this Terms of Reference are to be made solely through [email protected] by Tuesday March 1 2022 at 4PM prior to the deadline of submitting the RFQ. All questions received will be compiled and answered in writing and distributed to all interested Valuers.
