BlueHub Loan Fund (BHLF), an affiliate of BlueHub Capital (BlueHub), seeks a Portfolio Analyst (PA) to support all aspects of our lending program to a diverse set of borrowers. These include real estate developers, charter school and community health center operators, and non-profit and social enterprises serving low-income families and communities. The PA will be joining the Portfolio Management team responsible for actively monitoring the financial performance of a portfolio of loans. The Portfolio Management team also plays an integral role in loan closings, loan administration, loan disbursements, and loan operations.

This position requires a highly motivated person with a commitment to community development finance and a background in lending/investment, affordable housing, education and/or real estate development. Financial statement and credit risk analysis, credit administration and loan management are core job skills. Experience with real estate project sources/uses budgets, financial projections and construction loan administration will be considered very favorably. The candidate must be a self-starter, have the demonstrated ability to work independently and effectively on several tasks simultaneously in a fast-paced environment, and have strong quantitative skills as well as strong written and verbal communication skills. The candidate must be able to work collaboratively across departments within the organization and externally with borrowers. The ideal candidate is someone who has real estate finance skills, financial and credit analysis skills combined with solid administrative experience. This position reports to the SVP of Portfolio Management.

Location: This position is Boston-based. While BlueHub’s office is open, staff are not required to work in the office at this time. BlueHub’s current return-to-work plan allows for a hybrid schedule with two days of remote work and three days of work in the office.

Essential Duties and Responsibilities:

Portfolio Management, Loan Administration, and Loan Operations (35%)

o Monitor and ensure reporting requirements such as financial statements, covenant compliance certificates, insurance, rent rolls, and charter school reporting are current and up to date.

o Communicate effectively with borrowers and serve as one of the primary points of contact for loan closing and post-closing loan management and servicing.

o Review and process funding disbursement requests, ensure proper documentation and compliance with loan funding conditions.

o Collect financial statements and reporting requirements.

o Maintain working knowledge of loan policies and procedures.

o Work closely with the Finance team to ensure correct accounting for all loans and troubleshoot all issues related to loan booking, billing, and invoicing.

o Diligently monitor and effectively address loan delinquencies, loan maturities, and loan conversions.

o Provide payoff letters and mortgage discharges.

o Maintain accurate and complete electronic credit files.

o Generate and analyze portfolio and loan activity reports.

o Onboard loans into the loan management system and Salesforce; maintain databases.

Credit and Financial Analysis (35%)

o Analyze financial statements and assess credit risk.

  • Calculate and test financial covenants.
  • Underwrite loan amendment requests.
  • Complete annual loan reviews.
  • Assess accuracy of loan risk ratings and as appropriate; recommend risk rating changes.
  • Analyze and monitor lending sectors and state and municipal budgets and trends.

Loan Documentation & Closing (30%):

o Review loan documents for accuracy and consistency with approved terms.

o Coordinate the closing and funding process in conjunction with the loan officers, the Finance team, borrowers, loan participants, and legal counsel.

o Manage the flow of loan documents from the commitment stage through closing and disbursement of funds.

o Review all documents required for loan closing including title reports, escrow instructions, loan documents, surveys, environmental reports, appraisals, property condition reports, insurance and all other relevant documents.

o Open controlled bank accounts required by certain loan transactions.

o Ensure compliance with Know Your Customer policy and Office of Foreign Assets Control checks.

o Ensure compliance with all loan closing and funding requirements.

o Identify potential closing problems and recommend effective solutions to meet the needs of BHLF and our borrowers.

o Ensure electronic and database files are kept organized, maintaining an audit trail of all closing steps.

Essential Job Requirements:

· Three to five years of portfolio management or related community development experience in real estate development, charter school facilities or operations, and/or commercial lending.

· Understanding of and/or experience with commercial and construction loans.

· Financial statement and credit analysis skills.

· Understanding of real estate loan documents and basic legal terms.

· Experience with databases and CRM platforms required; experience with Salesforce preferred.

· Must have a high level of proficiency in Excel including financial modeling and pivot tables.

· Demonstrated proficiency in MS Office Suite.

· Must demonstrate a high level of attention to detail and commitment to accuracy.

· Excellent quantitative, written and verbal communication, and organizational skills.

· Superior judgment and prudent decision-making abilities.

· Demonstrates keen commitment to accuracy, timeliness, and teamwork.

· Able to build relationships internally and externally and elicit confidence by demonstrating reliability and professionalism.

· Able to work effectively in a cooperative and diverse environment.

Additional Desired Qualifications:

  • Enthusiasm for and a strong commitment to BlueHub’s mission.
  • Understanding of and experience with the New Markets Tax Credit program, low-income housing and historic tax credit programs, and charter schools.
  • Knowledge and experience with community development real estate developers and nonprofit community-based organizations.
