About the role

Reporting to the Head of Major Repairs, you will be responsible for providing a wide range of technical building and construction expertise to the regional Guinness Property teams and to our subcontractors, enabling effective resolution of disrepair, major repairs, claims, regulatory and legal issues. You will also carry out surveys and assessments to identify defects and effective solutions and will act as the subject matter expert for all major repairs.

What we’re looking for

To succeed in this role, you will be an experienced housing repairs manager with exceptional customer service and communication skills. Building successful relationships with commercial teams and contractors is important along with excellent planning and organisational skills. You will need to demonstrate significant experience on major works or housing development projects preferably within a local authority or housing association.

Essential Experience

  • Excellent technical knowledge of building construction, repair techniques, related legislation, building regulations and best practice.
  • Ability to produce detailed surveys, specifications, and cost estimates for large and complex works.
  • Excellent planning and organisational skills with a successful track record of delivering complex services in similar circumstances.
  • Acted as an expert witness at enquiries, tribunals, hearings and/or similar proceedings.
  • Demonstrates a personal commitment to continuous professional development and service improvement.
  • Proven experience of providing excellent customer services.
  • Proven ability to provide accurate and clear, communications in writing, face to face or by telephone, and reports for distribution at a senior level.
  • Good IT skills and knowledge of Microsoft Office, housing and property management systems and an understanding of new and emerging technologies related to housing.
  • Extensive experience of service delivery, financial monitoring, and control.
  • Demonstrates the Guinness Behaviours.

Qualifications

Essential:

  • Level 4 in Surveying or Construction & Built Environment.
  • Certified Surveyor of Timber & Dampness in Buildings (CSTDB) and Certified Surveyor of Dampness in Buildings (CSDB).

Desirable:

  • NEBOSH Certification in Construction.
  • RICS Expert Witness Certificate.
